§ 37-134. Additional subdivision street development standards.
(a)
The grade of all streets shall not exceed the following for major streets, except where unusual topographic conditions justify in the opinion of the planning commission, a modification of these standards:
(1)
Major streets.
a.
Principal arterial: five percent.
b.
Minor arterial: seven percent.
(2)
Minor streets: no street grade shall be less than 0.4 percent.
(b)
The horizontal and vertical alignment for all streets shall be not less than the following, except in cases of unusual topographic conditions:
(1)
Major streets.
a.
Principal arterial: 500 feet minimum.
b.
Minor arterial: 300 feet minimum.
(2)
Minor streets: 100 feet minimum.
(c)
There shall be a tangent between all reverse curves having an adequate length, in relation to the radii of the curves, to provide for a smooth flow of traffic.
(d)
All changes in street grades shall be made with vertical curves that provide minimum sight distances of not less than the following, except in cases of unusual topographic conditions:
(1)
Major streets.
a.
Principal arterial with median: 500 feet minimum.
b.
Principal arterial without median: 800 feet minimum.
c.
Minor arterials: 300 feet minimum.
(2)
Minor streets: 200 feet minimum.
(e)
A cul-de-sac should not exceed 500 feet in length, measured from the entrance to the center of the turnaround, and if more than 150 feet in length, shall be provided with a turnaround having a radius of not less than 50 feet at the property line and not less than 40 feet at the curbline.
(f)
All driveways which connect with public streets shall be constructed in accordance with the standard design specifications of the city engineering division, except, however, for:
(1)
Residential drives.
a.
The minimum width for a single car driveway, measured at the property line, shall be ten feet, and the maximum shall be 12 feet; and
b.
The minimum width for a two or more car driveway, measured at the property line, shall be 16 feet and the maximum shall be:
1.
22 feet for lot widths equal to 50 feet and less than 60 feet in width;
2.
28 feet for lot widths equal to 60 feet and less than 75 feet in width; and
3.
32 feet for lot widths equal to and greater than 75 feet.
(2)
Commercial driveways located on state highway routes shall conform to the state department of transportation standards.
